Mortgage Lenders will generally only lend on a newly built or newly converted property where the property is covered by a warranty scheme (for example, NHBC warranty) or a Professional Consultant Certificate.
NHBC is the UK’s leading home warranty and insurance provider. Their Buildmark warranties provide cover for 80% of all new build houses built in the U.K. which equates to over 1.6 million homes.
Barns and Conversions
The Professional Consultant Certificate is a 6 year warranty which covers all types of conversions from old Mills, Barns to Agricultural buildings (Class Q). It is regulated by the RICS and is designed to enable lenders to finance conversions and properties that are not covered by an NHBC or similar warranty. The certificate confirms that the construction of the property adheres to the correct standards and provides peace of mind for 6 years after completion.
